The GTA real estate market continues to reflect a cautious approach from buyers, with uncertainty surrounding inflation, borrowing costs and the economy influencing decisions. October saw fewer sales and new listings compared to last year, although both increased from September on a seasonally adjusted basis.
5,603 Home sales - ↓ 7.9% year-over-year
14,173 New listings - ↓ 11.9% year-over-year
$1,024,108 - Average selling price - ↓ 2.7% year-over-year
My Take
The GTA real estate market continues to favour buyers who are prepared to make informed decisions.
While sales and prices are down compared to last year, October showed some improvement over September. Buyers continue to enjoy greater negotiating power, and lower home prices have helped offset some of the impact of higher borrowing costs.
For sellers, pricing strategically and presenting your property well remain essential in a competitive market.
Looking ahead, greater economic certainty could help restore buyer confidence as we move into 2027.
The bottom line: There are opportunities in every market. Success comes from understanding the conditions, having a sound strategy and making your move when the timing is right for you.
